Structural Warranties
A Structural Warranty is an insurance policy that is designed to cover properties under ten years old for defects in the workmanship, design and materials used in the construction of a property.
A Structural Warranty is a key requisite for mortgage lenders, to guarantee that the money they lend on a mortgage can be recovered should any structural defects occur in the first 10 years after build completion.
What We Do
Preliminary Surveys
As soon as construction is at foundation stage, we will carry out first inspection
Interim Surveys
We’ll carry out key inspections throughout the course of the build to monitor processes and standards.
Retrospective Surveys
For completed builds that have no form of structural insurance cover, we will carry out a single inspection to ensure theproperty has been built to a quality standard.
Structural Warranty Surveys
Survteq will carry out structural warranty inspections at key stages of the build. Such stages will include foundations, superstructure, pre-plaster, and completion. Inspections will focus on quality of workmanship to minimise the risk of claims on the warranty policy. For example, inspections will be made to a cavity wall to ensure that there are no excessive mortar snots which may cause moisture to transfer through the cavity.
Our technical standards will assist you in understanding what we expect. Depending on the number of units and any specific risk Survteq will arrange an inspection regime with you. Although we cannot provide any design advise our surveyors can assist with technical queries.
How do our inspections differ from Building Control inspections?
Our technical standards are based around building regulations but in many instances go into greater detail due to historical insurance claims. Building regulations are minimum standards and are derived in the main from past failures.
